A picture says a thousands words. So impress your clients and make you sure every one of your listings is looking the best it could possibly be with these simple photograph tips for you to follow.
1. Remove personal belongings.
Declutter and where possible remove personal belongings so that everyone who looks at the listing can easily imagine living there. Too much ‘stuff’ will make a room look overcrowded and small, and personal photos may deter some people. Clear as much as possible to create a blank but inviting canvas.
2. Tidy and straighten.
Make up the beds, smooth out the duvet, line up the cushion, tie back the window dressings and even put the toilet seat down. These take minutes but give a great overall finish. Think of the property as a hotel room. You wouldn’t want to stay in a hotel where the bed wasn’t made or if it was in a mess, so why should it be any different when you are looking to rent or buy a property.
4. Don’t take shortcuts.
We have become accustomed to taking photos on our mobile phone. But photographs of a property do not come out the best without using proper camera equipment. It pays to invest in a decent camera and preferably one with a wide angled lens.
5. Take some test shots.
Experiment with lighting and positions. Take a range of photos and work out the best way to take photos for each and every room. Don’t take photos of rooms with closed curtains or into the blazing sunshine. Only by taking test photos will you be able to work out if there is anything that does not look quite right!
