
Much needed LRT infrastructure in Jakarta is to include the development of housing.
Construction firm PT Adhi Karya has announced it will provide housing alongside the six lines of the Jakarta Light Rail Transit (LRT). The aim is to provide low cost and affordable housing for those with mid and low level budgets. A plan that will keep President Jokowi happy who a few months ago voiced his desire for more affordable homes. Adhi Karya has expressed its desire to create integrated residential areas as well as commercial properties and hotels. The scheme is to be called LRT City.
The LRT is estimated to total investment of IDR 35 trillion. It is a much needed infrastructure project for a city plagued with traffic. The project will be launched in various phases. The first running 42 kilometres through Cibubur-Cawang, Bekasi Timur-Cawang and Cawang-Dukuh Atas areas. The second phase will include Cibubur-Bogor, Dukuh Atas-Palmerah-Senayan, and Palmerah-Grogol.
The residential projects will cost a total of IDR 12 trillion and is expected to take eight to ten years to complete. It will occupy a land space of 50 hectares of phases 1 and 2 of the LRT. 11.5 hectares of Ciracas, 16.5 hectares of Eastern Green Bekasi, 14.9 hectares of Sentul Park Bogor, 5.1 hectares Jaticempaka, The Boutique Bekasi Barat (0.47 hectares), and Cikoko 1.2 hectares.
Six projects are already underway and once completed are expected to rapidly rise in value. It is forecast that they will be worth IDR 35 trillion. The remaining four projects will be a joint venture with PT Rajawali Nusantara Indonesia (RNI) on Jl Gatot Subroto, LRT City in Cikunir I, and LRT City Cikunir II, and LRT City Cibubur.
